The Goght Urban Valley project in Armenia completely redefines the concept of country living on favorable terms.
The head of Ameriabank’s team explained why the Goght Urban Valley project has become one of the favorites, what makes it attractive, and what special conditions the bank offers to those who choose life outside the capital.
YEREVAN, September 6. News-Armenia. Lianna Aghayan, head of the mortgage loan products team at Ameriabank, told the “News-Armenia” agency why the Goght Urban Valley project, being developed in the Kotayk region, has become one of the bank’s favorite projects, what draws customers of different ages to it, and what special terms Ameriabank offers to those who choose life beyond the capital.
“News-Armenia” – Ameriabank leads the mortgage market in Armenia and often finances unprecedented projects, such as the Goght cottage settlement located about 30 km from Yerevan. What makes this project interesting?
L. Agayan – You’re right, Ameriabank has been the absolute leader in Armenia’s mortgage market for several years. We really like innovative solutions and products, so we cooperate with a large number of developers throughout the entire construction period. The Goght Urban Valley cottage town construction project is one of our favorites. It’s a very interesting project given its concept. First, everything will be concentrated in one place: cottages, cultural center, school, shop, playgrounds, restaurant, etc. Second, a person will have the opportunity to live in a much healthier atmosphere—breathing fresh air, away from city noise. At the same time, it’s not far from Yerevan, so they can continue their everyday life there.
“News‑Armenia” – Is this project in demand among your clients?
L. Agayan – Interest among our clients is quite high. There is a specific segment that is interested in this project: people with above‑average incomes who value their comfort and the environment in which they will live.
"News-Armenia" - Earlier, one of the investors of Goght Urban Valley, Movses Dzhavaryan, told our agency in an interview that real estate in Gokht was desired not only by middle‑aged and older people, who they considered their target audience, but also by the youth. Do your observations also confirm this?
L. Aghayan - I definitely agree with Mr. Dzhavaryan. People's preferences are changing. Now young people also want to live in a more environmentally clean setting and strive for comfort. By freeing themselves from the city's hustle and bustle while still not moving far from the city and their offices, young people ensure a prosperous life for themselves.
"News-Armenia" - Especially since the income‑tax refund for young families to repay mortgage loans on the primary market, unlike in Yerevan, still applies in the regions, and in particular in Goght.
L. Agayan – Yes, this is another important positive feature of the project, since Goght is located in the Kotayk region of Armenia. It is also a good opportunity to acquire real estate while getting back income tax.
“News-Armenia” – Does Ameriabank provide any special conditions for those who want to purchase property outside Yerevan, for example, in Goght?
L. Agayan – Of course, we periodically introduce mortgage banking products with improved terms. Thus, the repayment period for mortgage loans has been extended to 30 years, and a staged mortgage lending option has been developed, under which clients can receive loans in parts.
By the way, on September 5‑7 in Yerevan a large‑scale real estate exhibition TOON EXPO‑2025 is taking place. Citizens who visit the Ameriabank pavilion on those days have the opportunity to obtain mortgage loans at a lower rate – 12 % with an actual rate of 12.67 %.
Goght Urban Valley is a modern cottage settlement being built 30 km from Yerevan, in a valley near the village of Goght. The project’s goal is to create a comfortable, environmentally friendly and “smart” environment for living, working and leisure with a fully independent infrastructure.
